Challenging commercial architectural conventions with a contemporary, landscape-led approach that seamlessly integrates with the South Downs National Park while delivering exceptional flexibility for future tenants.

Our design for Malling Brooks Business Park breaks from traditional commercial aesthetics, embracing a contemporary language that respects its sensitive location. The scheme replaces previously approved conventional commercial architecture with a bold new vision that prioritises visual harmony with the surrounding landscape, particularly when viewed from the elevated Malling Downs.

The three commercial blocks have been designed as a series of adaptable bays, future-proofing the development for evolving business needs. Each unit features interchangeable ground-floor frontages, allowing easy conversion between roller shutters, commercial entrances, or alternate glazing options. Internal flexibility extends further with removable party walls to combine units, and the capability to install mezzanine floors, maximising the premium floor space without compromising the building’s integrity.

Navigating the stringent requirements of the South Downs National Park presented significant challenges, particularly around drainage and visual impact. Our solution incorporated existing swale infrastructure while meeting demanding green field run-off valves – no small feat for a commercial development of this scale. This required intensive collaboration with consultants and stakeholders to develop a comprehensive landscape strategy that enhances site permeability while creating natural buffers to nearby residential areas.

Sustainability drives every aspect of this development, targeting BREEAM Excellent certification through innovative approaches to construction and operation. The superstructure has been designed for eventual disassembly and recycling, while gas has been eliminated in favour of air source heat pumps and PV panels. The distinctive flat roof design incorporates blue and green roof technology, addressing both drainage requirements and environmental policy while adding visual interest through carefully positioned roof lights.

Malling Brooks Business Park demonstrates how architecture can balance commercial requirements with environmental responsibility. By reimagining what’s possible within strict planning frameworks, we’ve created spaces that offer exceptional adaptability for businesses while respecting and enhancing their natural context.
