Revitalising Redhill’s town centre with innovative mixed-use architecture, connecting communities through a striking galleria and comprehensive entertainment destination.

This comprehensive mixed-use scheme delivers 150 private rental sector flats alongside 2,000sqm of flexible retail space and an 11-screen cinema, all positioned above a basement car park. The cinema integration required careful coordination to optimise layouts whilst maintaining the prominence of the galleria.

The galleria stands as the project’s defining feature, creating a seamless connection between Marketfield Way and the high street. This welcoming threshold transforms the arrival experience in Redhill, establishing a vibrant pedestrian route that naturally draws visitors into the heart of the development.

Significant challenges emerged during delivery, including a crucial basement redesign to avoid Victorian sewerage infrastructure, saving over £1 million in project costs. The pandemic created unprecedented construction conditions, requiring daily temperature checks and social distancing protocols whilst our design team collaborated remotely through daily coordination calls.

Post-Grenfell safety considerations demanded enhanced escape strategies, non-combustible façade materials, and sophisticated smoke modelling analysis, elevating safety standards throughout the development whilst maintaining design integrity.

The retail landscape evolved dramatically during the project timeline, shifting from ‘Big Box Retail’ towards ‘Food and Beverage’ offerings. We adapted swiftly, redesigning commercial elements to accommodate cafés and restaurants along the high street frontage, whilst introducing innovative leisure facilities including bowling, climbing walls, and mini golf. This flexibility allowed us to respond to market demands whilst maintaining the galleria’s central role as the scheme’s circulation spine, ensuring long-term viability and community engagement.

Marketfield Way exemplifies regenerative architecture, transforming Redhill’s town centre through thoughtful mixed-use integration. The galleria creates lasting community value, whilst our technical delivery expertise ensured successful realisation despite unprecedented challenges, establishing a benchmark for adaptive urban development.
