New Wharf – street view

A distinctive mixed-use development featuring 62 apartments and commercial spaces designed to respond sensitively to its context while introducing a fresh architectural perspective to Shoreham-by-Sea.

New Wharf’s architecture boldly departs from neighbouring developments while maintaining a respectful dialogue with its context. The angled building features innovative cladding that creates a shimmering effect, changing appearance throughout the day and offering a refreshing contrast to nearby brick-clad apartment blocks.

 

New Wharf – river view

The design concept was fundamentally shaped by maximising the exceptional dual views available to residents. Each apartment features private outdoor space strategically positioned to capture 180-degree views of both the River Adur to the south and the South Downs National Park to the north.

The building’s distinctive form evolved directly from this principle, ensuring all residents enjoy similar views regardless of their apartment’s location within the development. This resident-focused approach creates homes that truly connect with their natural surroundings.

New Wharf – masterplan

Unlike neighbouring developments, New Wharf features a generous landscape buffer between the building and the main road, an approach that received enthusiastic support from the Council and Committee members. This thoughtful landscaping creates a welcoming transition between public and private spaces while enhancing the resident experience. The elevated nature of the site, necessary for flood protection, was transformed into an opportunity to create distinctive landscape features, including a green roof canopy over the access ramp that conceals the centralised air source heat pump. These sustainable elements blend seamlessly with the overall design vision.

The project presented significant challenges, particularly with the site being landlocked due to flood level requirements. Our solution elevated the building and incorporated a basement car park, creating attractive access for residents, visitors, cyclists and vehicles. The five-year planning process required persistence and close collaboration with ECE Planning to navigate the complex local planning landscape, while simultaneously developing thoughtful relationships with adjacent developments to enhance placemaking across the wider area. Committee members ultimately praised the design, recognising its positive contribution to Shoreham’s architectural landscape.

New Wharf – model

New Wharf exemplifies forward-thinking design, with numerous elements incorporated to ensure long-term viability. As part of this, we developed a comprehensive masterplan demonstrating how the scheme would respond to future developments to the east. The car park was designed to potentially serve neighbouring sites, addressing highways concerns along Brighton Road. Meanwhile, the ground floor landscape amenity was planned to seamlessly connect with the council’s proposed southern boardwalk, creating cohesive public spaces that will enhance the area for generations to come. This holistic approach ensures New Wharf will remain relevant and integrated as the surrounding area evolves.

New Wharf demonstrates how innovative architecture can both stand apart and enhance its surroundings. By prioritising resident experience, future adaptability, and thoughtful integration with the landscape, we have created a development that adds lasting value to Shoreham-by-Sea’s evolving waterfront community.
