ECE Planning
ECE Planning secured planning permission for a rooftop extension to Bedford Free School, delivering new educational facilities within a complex heritage and urban context. Designed by ECE Architecture, the scheme includes a multipurpose hall, activity studio, changing rooms, offices, and storage, all sensitively integrated into the building’s existing roofscape.

Located on Cauldwell Street, the existing five-storey structure is a former 1980s office building now repurposed as a secondary free school. The proposal enhances the school’s functionality while respecting nearby designated heritage assets, including the Grade I listed St Mary’s Church and the Bedford Conservation Area.
Informed by Bedford’s Town Centre Area Action Plan, which identifies the location as a “key area of change”, the design embraces a contemporary, lightweight architectural language. The rooftop addition uses transparent materials and dynamic massing to reduce visual impact while offering elevated views across Bedford.

Pre-application engagement with Historic England, Bedford College, and local councillors was instrumental in building consensus and ensuring a heritage-led approach.
The scheme exemplifies ECE Planning’s expertise in education, heritage, and urban infill development, delivering new infrastructure within constrained and sensitive environments.
