Reimagining Faircharm Creative Quarter through adaptive reuse and new residential buildings, we amended a consented scheme and delivered a coordinated technical package, creating a cohesive mixed use neighbourhood in Lewisham.

We refined the design at RIBA Stages 3–6, integrating restored existing buildings with four new buildings. Within a Design and Build contract, we aligned design decisions with technical requirements, ensuring compliance and buildability, while progressing planning condition information.

The scheme transforms existing warehouses and sheds for commercial and recreational uses, alongside the partial demolition and restoration of two buildings to provide 4,310 m² of mixed commercial space. Four new buildings ranging from 6 to 12 storeys deliver 148 residential units and new commercial uses, plus new open space, landscaping, and car and cycle parking.

A high-risk building reaching 42.4 metres introduced complex compliance and coordination requirements. Appointed after initial planning permission, we significantly amended the scheme and prepared a technical package while clearing planning conditions. Collaboration with the Case Officer and neighbour consultation over nine months supported approvals and informed delivery during construction.

Our technical role spanned RIBA Stages 3-6, producing coordinated information for Design and Build delivery. We addressed design amendments alongside condition discharge material, aligning residential elements with retained structures and commercial spaces, and coordinating scope for open space, landscaping, and movement strategies with Bouygues UK through site construction.

We maintained communication with the Case Officer and neighbours throughout construction, keeping stakeholders informed as the scheme progressed. This supported momentum on site and continuity from amended design through to technical delivery, aligned with client objectives for residential provision and commercial activation.

By uniting significant design amendments with rigorous technical delivery, the project strengthens the creative quarter, provides new homes and commercial space, and achieves a balanced outcome for clients and the local community.
