Around 80% of the buildings that will exist in 2050 are already standing today.
That means the climate conversation isn’t just about what we build next, it’s about how we treat what we already have. Globally, buildings account for around 39% of energy-related carbon emissions (World Green Building Council). Demolition not only removes a structure; it discards embodied carbon, disrupts communities, and erases layers of history that cannot be recreated.
Historic England estimates that up to around 670,000 homes could potentially be delivered through the sensitive reuse of existing historic buildings alone. The opportunity within our existing building stock is significant.
New buildings will always have a role to play. But before we default to demolition, we should rigorously test the potential for reuse, retrofit, and adaptation.
Retrofit architecture isn’t about nostalgia. It’s about performance, value, and long-term resilience. It’s about unlocking hidden potential, reducing embodied carbon, and creating places that carry forward both character and purpose.
The most sustainable building is often the one that’s already there; if we have the creativity and technical skill to transform it.

When Chichester College Group chose to retrofit rather than rebuild their Central Brighton Campus, we delivered a 41% reduction in heating costs while keeping students in classes throughout the work. At Tower Bridge Court, we helped deliver the UK’s first use of pre-war salvaged steel in construction, saving 48 tonnes of carbon dioxide whilst achieving BREEAM ‘Outstanding’, proving that circular economy ambition and technical excellence can transform landmark buildings.
