ECE Architecture

Beacon Heights, Haywards Heath, is a 24-unit, four-storey residential scheme that redefines townscape with layered brick, inset balconies and expansive living spaces.

Designed as a high-quality, context-responsive development, the scheme delivers 24 generous 1–2 bed homes over four storeys, each with private external amenity. The brick materiality, full-height windows, and inset balconies create a dynamic elevation that celebrates views across the town and landscape, while carefully moderating solar gain and daylighting throughout each unit.

The building is a careful composition of brickwork framing and panelling, with a rhythm of full-height glazing. Inset balconies perforate the façade, enabling material variation and enhanced outdoor spaces. Residents gain generous interiors with flexible layouts and access to sustainable features, including electric car charging points, while the site capitalises on elevated views and a nearby protected tree, contributing positively to the local environment and biodiversity.

A key challenge was scaling the proposal from 16 to 24 units without compromising space standards or daylight. ECE Architecture built a robust case for increased density and advanced layouts that surpass housing space standards, preserving external amenity, views, and local context through thoughtful massing and design articulation. The solution balanced public and private realms, ensuring accessibility and ease of maintenance, while maintaining a warm, human scale at street level.

The approach reinforces our commitment to regeneration and value-led design: reinforcing townscape with a durable brick language, optimising resident experience, and delivering practical, technically coherent solutions that can be realised from concept to completion. Stakeholder engagement ensured the protected tree and landscape assets were respected while maintaining deliverability within the scope, supported by robust technical detailing and BIM-led delivery that de-risks construction.
