A bold reimagining of Bracknell’s former bus depot into an iconic residential development, where historical inspiration meets modern architectural vision.
The design journey began with the site’s rich heritage as a cattle market, informing our concept of two distinct buildings embracing a central courtyard. This historical blueprint provided the perfect foundation for creating a contemporary community space that honours the past while delivering 242 new homes in the heart of Bracknell.

The Grand Exchange’s distinctive silhouette features two complementary blocks rising to 11 and 9 storeys, resembling two cupped hands that protect the central space. This strong architectural statement combines form and function through angular geometries that create a truly iconic presence for Bracknell. The contrasting material palette – engineered timber cladding for the internal courtyard and crisp white render for the exterior facades – reinforces the dialogue between the internal community and the external urban context.
Early engagement with council members proved crucial in navigating planning challenges. During our comprehensive briefing, we presented not just architectural drawings but a complete vision for transforming this sensitive site adjacent to the council offices. Height and scale concerns prompted thoughtful revisions, while requests for connections to Bracknell Forest inspired our material choices. Vertical screenings emulate forest tree trunks with dappled light, while balconies feature seasonal forest colours – reds, oranges, greens, and yellows – evoking the turning leaves of Bracknell Forest. Daylight constraints necessitated creative solutions to maximise natural light for both neighbours and residents.


At the heart of the development lies the vibrant courtyard space, drawing directly from the site’s market heritage. This sheltered public realm creates an intimate, enclosed atmosphere through thoughtful timber detailing and strategic landscaping. The courtyard provides both visual interest and practical amenity, offering residents a tranquil retreat from urban living while maintaining a connection to the surrounding city.
The Grand Exchange stands as a testament to architectural ambition realised through technical excellence and collaborative problem-solving. Its distinctive form has already become a landmark for Bracknell, demonstrating how residential development can respect historical context while boldly asserting contemporary values. Most importantly, it delivers exceptional homes where people truly want to live, creating lasting value for both residents and the wider community.
