A landscape-led village extension where contemporary design meets rural character, creating a sustainable community that celebrates its scenic South Downs setting.

The architectural approach finds harmony between Cuckfield’s rich heritage and contemporary design sensibilities. Traditional materials like red multi-brick with Flemish bond detailing, timber elements, and slate roofing are reimagined with a modern aesthetic.

Buildings ranging from one to three storeys step naturally with the site’s topography, creating visual interest while maintaining a coherent identity. Feature gables, projecting bays, and recessed balconies add texture to the streetscape, while a carefully curated material palette ensures a development that feels both timeless and of its moment.

Community engagement presented valuable opportunities to refine our vision. Public consultation with local residents and parish councillors led to meaningful design evolution, including enhanced Public Rights of Way to ensure year-round accessibility, increased visitor parking, and adjusted building heights at the northern boundary to preserve views towards the South Downs. The presence of veteran trees required careful consideration, ultimately celebrated features within the public open space and informing key viewpoints from the dwellings.

Biodiversity drives this development, with a central green spine acting as an ecological corridor through the heart of the scheme. Green roofs, sustainable drainage systems, and dedicated enhancement zones work together to deliver significant biodiversity enhancements, while energy-efficient homes feature air-source heat pumps and PV panels, ensuring environmental responsibility at every level.

The development’s village setting demanded thoughtful integration with Cuckfield’s existing fabric. Enhanced pedestrian and cycle connections create seamless links to Ardingly Road and Longacre Crescent, encouraging sustainable movement patterns.

The layout respects the rural edge condition with appropriate scaling, positioning lower one-storey properties along the western boundary where they meet existing built form, while carefully transitioning to taller elements that frame viewing corridors and the central green spine. This sensitive approach creates a development that feels like a natural extension of the village rather than an imposition.
