A landmark gateway development reimagining urban living through thoughtfully designed communal spaces, community connections and architectural details that respond to Croydon’s distinctive heritage.

This mixed-use development is designed to deliver 116 new homes alongside vibrant communal spaces and enhance human connection through carefully crafted amenity spaces that serve both residents and the wider community of Croydon.

Purley Way – birds eye

The design centres around its amenity offering, with co-work office and café space at street level. This community space is designed to be accessible to both residents and the local community, creating opportunities for interaction.

Above ground level is a podium deck residential amenity garden that creates a verdant social hub elevated above the bustle below. At the top of the two residential blocks, the roof levels incorporate comprehensive blue and green infrastructure, enhancing biodiversity while providing sustainable solutions for water management and energy generation through integrated PV panels and a location for air source heat pumps.

Addressing the challenge of potential poor air quality from the adjacent busy road required innovative thinking. Rather than traditional balconies, the design incorporates winter gardens for each apartment, creating versatile spaces usable throughout the year regardless of weather or air quality concerns. This solution not only enhances resident wellbeing but also contributes to thermal efficiency, allowing occupants to personalise these flexible extensions of their living spaces while maintaining a connection to the outdoors.

Purley Way – winter gardens

The architectural language draws inspiration from Croydon’s 1930s buildings, incorporating graceful curves and distinctive horizontal banding across the façades. This heritage influence is reinterpreted through a contemporary material palette featuring two complementary brick blends – a darker tone grounding the base and lighter brick elevating the two towers. Green glazed brick adds visual accents and textural depth, creating a building that would feel both familiar and forward-looking within its context. The careful consideration of dual-aspect apartments aims to maximise natural light and ventilation while creating characterful living environments.

As a gateway building within Croydon’s broader regeneration vision, Purley Way is designed to set a compelling benchmark for residential development in challenging urban environments. By prioritising community integration, exceptional amenity provision, and contextually sensitive design, the proposal demonstrates architecture’s potential to enhance everyday life while respecting and celebrating local identity.
