ECE Planning
Land north of Glebe Farm and Kings Barn Lane is a landscape-led residential development delivering 265 new homes within Horsham District, including 40% affordable housing (106 dwellings). Designed to meet local housing need, the scheme provides a strong mix of high-quality family homes set within a carefully considered green environment.
The masterplan is structured around four distinct character areas, each responding to its immediate context — from nearby heritage assets and established ecological networks to the wider setting of the South Downs National Park. Extensive public open space, a community orchard, and dedicated play areas support a healthy, inclusive, and connected neighbourhood, combining high-quality housing with meaningful green infrastructure for lasting community benefit.
ECE Planning led the multi-disciplinary team on behalf of Vistry Group, providing strategic direction from pre-application through to the approval of Reserved Matters, and on into technical delivery. Our role was central to shaping a robust, evidence-led proposal, coordinating technical inputs across the team and managing the detailed design process to ensure the scheme met both policy requirements and design quality expectations.
Working in close, constructive engagement with Horsham District Council, ECE Planning helped guide a site sensitive to heritage, landscape, and ecological considerations through to a deliverable, high-quality outcome rooted firmly in its surroundings.
The result is a well-balanced, sustainable residential environment that reflects the value of early strategic input, collaborative working, and clear project leadership in delivering complex sites through to successful implementation.
