ECE Planning supported Sigma Homes Group in securing permission for a 50-home residential scheme at Hanlye Lane, Cuckfield. The site, allocated in the Mid Sussex Site Allocations DPD, sits on the settlement edge and required a careful approach to balance the delivery of new homes with the protection of local character and landscape.

ECE Planning supported Sigma Homes Group in securing permission for a 50-home residential scheme at Hanlye Lane, Cuckfield. The site, allocated in the Mid Sussex Site Allocations DPD, sits on the settlement edge and required a careful approach to balance the delivery of new homes with the protection of local character and landscape.

We helped develop a landscape-led proposal that placed open space and ecology at the centre of the design. A central ‘Green Spine’ was created to provide natural play areas, new tree planting, and pathways, offering spaces for both recreation and biodiversity. The scheme also safeguarded ancient woodland, protected mature trees, and introduced native planting to strengthen the ecological value of the site.

The approved plans deliver much-needed housing while also improving local connectivity, with new footpaths and cycleways linking the village and surrounding countryside. By retaining open land for recreation and habitat protection, and preserving key views towards the South Downs, the scheme demonstrates how well-considered planning can deliver new development that sits comfortably within its setting.
