Our proposals, on behalf of Cayuga Homes, to regenerate a large, redundant brownfield site in Worthing town centre known as ‘Buzz Bingo’ received unanimous approval at planning committee.
Chris Barker MRTPI, Rebecca Hoad MRTPI and LRA Retinue successfully engaged with Committee Members on the evening to help secure this important consent.
The scheme presents a vital opportunity to transform a vacant, deteriorating site to deliver 53 much-needed new homes, modern commercial/community space, and significant improvements to the visual amenity of the area. In summary the scheme achieved consent for:
– 47 apartments and 6 three-bedroom townhouses
– 2 ground-floor commercial units, including space suitable for community use
We understand the complexities of delivering high-quality development on constrained urban sites and acted as lead consultant from inception to determination. This scheme aligns with national and local policy for brownfield regeneration and demonstrates how thoughtful, responsive design can deliver real benefits for residents and the wider community.
The design introduces contemporary architecture that respects the existing scale and rhythm of the townscape. It resolves issues of overshadowing, privacy, and neighbour amenity through sensitive massing and detailing. Local heritage groups, including the Worthing Society, have responded positively, recognising the uplift this brings to a key town centre location and Members of Committee fully supported the proposals, appreciating fully the constraints to developing the site.
Whilst ECE Planning also negotiated a zero provision of affordable housing on the site, due to viability issues, Members of Committee understood the significant challenges faced by the proposals in financial terms, which were balanced against the significant public benefits brought about by redevelopment.
