Planning permission has been secured for 265 new homes on land north of Glebe Farm and Kings Barn Lane, representing a significant step forward in meeting housing needs within Horsham District. ECE Planning led the multi-disciplinary team on behalf of Vistry Group, providing clear strategic direction from pre-application through to determination. Our role focused on navigating outline compliance, managing planning conditions, and supporting the evolution of a high-quality, deliverable scheme.
The approved development delivers a well-balanced and sustainable residential environment, providing 265 new homes, including 40% affordable housing (106 dwellings). The scheme has been carefully designed to meet local housing needs, with a strong focus on delivering high-quality family homes within a thoughtfully planned setting.
Alongside the residential offer, the development incorporates extensive areas of public open space, creating opportunities for recreation, wellbeing, and biodiversity enhancement. This is complemented by the provision of a community orchard and dedicated play areas, helping to support a healthy, inclusive, and connected neighbourhood.

At the heart of the scheme is a landscape-led masterplan, structured around four distinct character areas. Each responds carefully to its context, including nearby heritage assets, established ecological networks, and the wider setting of the South Downs National Park.
