A heritage-sensitive residential neighbourhood in Orpington, delivering 28 thoughtfully designed homes shaped by Barn Hawe’s Grade II setting, balancing contextual character, contemporary living, and enduring quality.

We shaped a design response that places Barn Hawe at the heart of decision-making. Massing, aspect, and alignment were refined to respect the listed building’s setting, preserving key views while unlocking a coherent, human-scale residential layout with lasting architectural integrity.

Bruce Grove brings together two- and three-bedroom flats with three-bedroom houses, each meeting space standards and day-to-day liveability. We established a clear hierarchy of built form, calibrating height and footprint to sit comfortably within the townscape. Traditional materials and refined detailing complement the local context, delivering a contemporary interpretation that feels authentic, legible, and resilient over time.

The principal challenge was delivering density without compromising Barn Hawe’s significance. Through iterative view testing, townscape studies, and close coordination with planning and heritage consultants, we tuned massing, plot arrangement, and landscape structure. This safeguarded the listed building’s setting, ensured sensitive transitions, and achieved planning for a high-quality, commercially viable development.

Sustainability is addressed through efficient appliances, strong cycle provision, and easy public transport access, supported by practical parking. The approach prioritises everyday usability and long-term value for residents, aligning sensible specification with the character of the place.

As a single, integrated team across RIBA Stages 1-6, our architects, technologists, and planners translated design ambition into a buildable reality. Technical resolution underpinned every decision – from façade build-ups and junction quality to material specification – ensuring the heritage-led concept was carried through with precision on site.

Rooted in respect for Barn Hawe, Bruce Grove delivers contemporary homes with character, clarity, and confidence. By uniting design excellence with technical delivery, we created a place that enhances its setting, elevates everyday living, and adds enduring value to Bromley.
