A transformative mixed-use development bringing 489 homes to a long-vacant site, revitalising Staines-upon-Thames despite industry-wide challenges.
Our journey with Eden Grove represents a testament to architectural perseverance. Beginning in January 2018, this landmark project evolved through multiple planning iterations and industry changes, showcasing our commitment to seeing ambitious developments through to completion.

Working alongside Berkeley Homes, we embraced their vision to extend the vibrancy of Staines High Street and create a striking gateway to the town. The development transforms the former British Gas Centrica HQ site – vacant for a decade – into a vibrant community of 489 homes with private amenity spaces.
The architectural language employs white stone textured bands and bronze panelling with geometric patterns that thoughtfully reference the manufacturing heritage of Staines, creating a contemporary yet contextually sensitive aesthetic.


The project coincided with profound regulatory changes following the Grenfell tragedy, which fundamentally reshaped high-rise residential design requirements. Our technical expertise proved invaluable as we navigated stricter regulations on building materials, enhanced fire safety measures, and increased accountability standards. Rather than seeing these as obstacles, our integrated technical team embraced these changes, ensuring Eden Grove not only met but exceeded the new safety benchmarks while maintaining design integrity.
As construction progressed, the unprecedented challenges of COVID-19 emerged. The pandemic disrupted supply chains and transformed working methodologies overnight. Our team demonstrated remarkable adaptability – architects worked remotely, collaboration became virtual, and site activities required new health and safety protocols. Despite these challenges, we maintained momentum through innovative digital collaboration tools and flexible working arrangements, ensuring the project continued to advance despite the extraordinary circumstances.

Sustainability formed a central pillar of our approach throughout. The commercial units achieve BREEAM Very Good standard, while the residential elements incorporate decentralised ventilation systems, 100% low-energy lighting, and efficient electric heating. A significant 200kWp roof-mounted photovoltaic array helps meet the 10% renewable energy target.
We also explored innovative construction methodologies, including modular construction for two blocks, demonstrating our commitment to pushing boundaries even on complex, long-term projects.

Eden Grove stands as a powerful example of architectural resilience through changing times. Despite industry changes and global disruption, the development emerges as a vibrant addition to Staines upon Thames, creating a lasting legacy of quality homes and thoughtful placemaking.
