Strategic masterplanning reimagines Varndean College through a seven-year phased development, replacing temporary facilities with exceptional permanent educational spaces.
Our comprehensive masterplan addresses Varndean College’s future requirements through strategic phased development over seven years. Appointed from Stage 0, we’ve created a framework that aligns with the college’s long-term vision whilst ensuring each phase delivers maximum value and maintains operational continuity throughout construction.

The masterplan centres on replacing existing temporary teaching facilities with state-of-the-art permanent structures. Our design includes a modern single-storey entrance building featuring a café and expanded communal spaces, creating positive first impressions. The two-storey teaching building houses high-quality classrooms and specialist teaching spaces, whilst a new four-court sports hall provides enhanced changing facilities.
Taking inspiration from the existing college’s quad form and north light roofs, each building seamlessly integrates with the main college structure despite the challenging steep level changes across the site.

The site’s proximity to the South Downs National Park presented unique challenges, including protected views from Surrenden Road to the sea and designation as both a nature improvement area and Open Space Area. Previous planning applications had failed, requiring careful navigation of local concerns.
Working collaboratively with Varndean College, NTR planning, Natural PR, and Matthew Halsall Design Studio, we developed a masterplan framework that protected cherished views, gained local support, and delivered the teaching capacity required by one of Brighton’s primary further education providers.

Sustainability sits at the heart of our masterplan, incorporating photovoltaic panels, green roofs. Working with our landscape architects, who designed and delivered chalkland habitats across the site. Their specialist approach has achieved a 20% biodiversity net gain, creating ecologically valuable connections between the development and the surrounding South Downs landscape.
Efficient ventilation systems minimise energy loss, whilst carefully selected materials reduce the development’s carbon footprint. Landscape enhancements include sustainable urban drainage systems and swales that manage water whilst enhancing biodiversity. Our integrated approach ensures buildings, landscape, and ecological features work harmoniously, improving accessibility across the campus whilst respecting the sensitive South Downs environment and creating lasting environmental benefits for the college community.

This strategic masterplan is a thoughtful, phased development transforming educational environments whilst respecting sensitive locations. By integrating architectural excellence with environmental responsibility, we’ve created a framework that will serve Varndean College’s students and community for generations to come.
