ECE Planning
ECE Planning secured planning permission on behalf of the Wiston Estate for five sensitively designed residential dwellings at The Yard, Washington, a brownfield site within the South Downs National Park and the Washington Conservation Area. The site’s location presented key considerations around heritage, landscape character, amenity, and proximity to listed buildings.
Following detailed pre-application discussions with the South Downs National Park Authority (SDNPA), the scheme was revised from six to five dwellings to address the setting of Weavers Cottage (Grade II listed building) and historic characterisation work. The design is landscape-led and features a central green space, informed by local character and the SDNPA’s design guidance.
ECE Planning managed a multi-disciplinary team and led ongoing discussions with SDNPA officers to ensure all planning and technical requirements were met – including dark skies, biodiversity, water neutrality, and sustainable drainage. The final scheme delivers four market dwellings and one affordable rural workers’ cottage, positively contributing to local housing need while respecting the sensitive context of Washington village.
