ECE Planning
ECE Planning, working alongside CALA Homes and ECE Architecture, successfully secured planning permission for a bespoke residential development within the South Downs National Park. The scheme delivered 77 sustainably designed homes, ranging from one-bedroom apartments to four-bedroom houses, with 40% of the dwellings secured as affordable housing to address pressing local need in Liss.

The site’s challenging constraints and its position within a protected landscape required a carefully considered, design-led approach. Drawing inspiration from the surrounding village character, features such as catslide roofs and dormer windows have been reinterpreted with a contemporary edge, ensuring the development integrates sensitively into its setting.


ECE collaborated closely with landscape consultants Fabrik to deliver a landscape-led scheme. A series of design workshops with key stakeholders informed the proposals, ensuring that the masterplan responded to both the built and natural context. This collaborative process, underpinned by a robust planning strategy, secured unanimous approval from the South Downs National Park Planning Committee. The development enhances local housing choice, reflects the area’s distinctive character, and creates a high-quality, sustainable place to live within this nationally treasured landscape.
