ECE Planning
ECE Planning acted on behalf of Shoreham Port Authority to secure full planning permission for the redevelopment of vacant brownfield land at Lady Bee Marina, Southwick. The approved scheme delivered 1,275m² of flexible B1/B8 commercial floor space across three buildings comprising 14 business units, with associated car parking, cycle provision, and landscaping.

ECE Planning led the planning strategy from inception, undertaking detailed pre-application engagement with Adur District Council to establish key design, policy, and flood risk considerations. Through ongoing collaboration with planning officers, we addressed technical matters including highways access, sustainable drainage, and highways considerations.
We coordinated a comprehensive planning submission, including statements on transport, air quality, sustainability, and ground conditions. No public consultation was required, though ECE maintained close liaison with the local authority throughout to ensure a smooth decision-making process.

By proactively managing the application process and swiftly resolving key planning matters, ECE Planning delivered a positive outcome that aligns with the Port’s growth ambitions.
Following the permission, we continued to support the project through amendments and the discharge of planning conditions, ensuring a seamless transition from approval to implementation.
