ECE Planning secured full planning permission for two alternative redevelopment schemes at St Peter’s Place in Lancing on behalf of Randall & Gohler Investments Ltd and Hamilton Investments Ltd.
The first approved scheme delivers 18 high-quality apartments, replacing existing garages and a car service yard. It retains the existing three-storey residential block and introduces new inward-facing units around a landscaped central courtyard. The design responds sensitively to neighbouring industrial uses by placing ancillary rooms to the east, forming an acoustic buffer, while orienting living areas toward the quieter interior. The scheme includes 30% affordable housing and provides a valuable contribution to Adur District’s housing need.
The second approved scheme proposes the demolition of the garages and erection of a new two-storey commercial building (Use Class E(g)), comprising six modern workspace units with associated parking, cycle storage, and landscaping. This option meets local employment needs, enhances the appearance of the site, and offers new jobs and investment within the community.
Both schemes represent a significant uplift in land use quality. The client now has flexibility to bring forward either the residential or commercial scheme, depending on market conditions and operational priorities.
