Lynsted Lane 01

ECE Planning

ECE Planning secured Outline planning permission via appeal and Reserved Matters approval for the development of 10 residential dwellings with associated landscaping, road layout, and parking at land east of Lynsted Lane, Swale.

The Outline application faced refusal on the grounds that the site was considered unsustainable due to its perceived distance from local services, amenities, and public transport. Acting on behalf of Eden Real Estate Group Ltd and FPC Income and Growth PLC, ECE Planning undertook a comprehensive planning strategy which demonstrated that Swale Borough Council could not demonstrate a five-year housing land supply. As such, the tilted balance under the National Planning Policy Framework applied.

ECE Planning prepared a detailed appeal submission supported by sustainability evidence, effectively rebutting the Council’s assertions and establishing that the site was sustainably located. The appeal was allowed.

This outcome reflected ECE Planning’s proactive and evidence-led approach, working closely with the client and project team to manage the process from initial strategy through to final decision.

 

Subsequently, ECE Planning secured Reserved Matters consent dealing with the detailed design aspects associated with the proposal. As lead consultant, we project managed the wider design team to successfully deliver the permission, working closely with officers to refine the layout during the course of the application. We also advised our client on planning strategy throughout.
